I just bought brand new and very comfortable mattress. 

Utilities: includes high speed / internet/  air conditioning but electricity will separately to be $90 / month. 

Nice and safe neighborhood around Little Italy, soho, NYU, Tribeca and broadway.)

Two blocks to canal street ( N, Q, R, 6 ) 
Few blocks to Grand street ( B, D ) 

I consider month by month also a long term rental.
