1. What Is a Personal Sublet?
The person posting the listing is not the property owner — they're trying to pass along the room or unit they're renting to a new tenant. Because of this, you need to confirm:
- Who is posting the listing;
- Their relationship to the property;
- What the original lease says;
- Whether subletting is allowed;
- Who the new tenant will ultimately have a lease relationship with.
2. What to Confirm When Viewing
Identity of the poster: Confirm their name and relationship to the property.
Original lease: Understand the remaining lease term, sublet conditions and the new lease arrangement.
The actual unit: Confirm the address, building, unit type, bathroom, common areas, furniture and appliances.
All costs: Don't just ask about monthly rent — also confirm the deposit, utilities, internet and other fees.
3. What to Do If You're Still in Mainland China
If an in-person viewing isn't possible, you can:
- Request a video viewing;
- Verify the actual address;
- Confirm the poster's identity;
- Understand the original lease and sublet conditions;
- Clarify the new lease terms;
- Confirm all costs;
- Read the formal lease before making any payment.
If the other party keeps pressuring you with lines like "someone else is about to pay" or "it'll be gone if you don't pay today," don't let that push you into skipping verification.
